Curating a Lived-In, Eclectic Finish for a Landmark in Midtown St. Louis
Located in the heart of St. Louis’ reimagined Foundry District, the development was designed to attract students, creatives, and young professionals drawn to the area’s walkability, food hall, and cultural energy.

The interior concept called for a “found object” aesthetic that was eclectic, layered, and vibrant. It needed to feel effortless yet intentional, with accessories and art that told a story and gave each floor a distinct personality.
Turning Direction into Atmosphere
FNL Finishes worked closely with Lawrence Groups Samantha Beiter, the project’s FF&E designer, to bring the vision to life. Samantha set the tone by sharing reference pieces and creative direction, and FNL Finishes took it from there, curating finishes and accessories that amplified the space’s intent.

From antique store finds to custom artwork and acoustic-backed pieces, FNL Finishes sourced and installed final-layer elements across eight of the building’s 14 floors, including shared spaces and small conference rooms. Each resident corridor of artwork carried its own color theme, adding both cohesion and character to the resident experience.
A Collaborative Process, Seamlessly Delivered
With limited time and many moving parts, the ability to trust a partner was essential. FNL Finishes took on the legwork of sourcing, coordinating, and placing each item, allowing the design team to stay focused while knowing every detail would be handled with care.
